Fractional properties are a new and exciting trend in real estate for investors who want to spend less to own property. Purchasers obtain title through a Cayman Islands company with all property costs shared by the other shareholders. Shares, typically sold for 1/8 – 1/4 interest in the company are issued to each owner.

A purchase through a Fractional program is very different from timeshare purchase! With a timeshare purchase, the buyer only obtains the use of the property for a specific period of time, which expires after a certain number of years. However, with a Fractional purchase, the buyer owns a specific unit with a separate block and parcel number guaranteed by the Cayman Islands government.

The fractional buyer obtains not only use of the property for the specified time in accordance with the shareholder’s agreement; but may also rent, will and sell the property with all the same tax free equity, appreciation and benefits as that of a full ownership real estate purchase. In the Cayman Islands there are developments that are designed specifically for fractional ownerships.

Please note my emphasis on the part about this being nothing like a timeshare, where you have none of the benefits of ownership such as appreciation. We are talking full ownership and title here, for however much you invest, only at a fraction of the cost!

Fractionals are an extremely affordable means of tax-free investment in the Cayman Islands. Basically, for the one time price of a few vacations, you can have the rest of your Cayman vacation accommodations for FREE, plus all the appreciation and tax-free gains afforded by a full investment, yet at a 'fraction' of the cost. A fractional is a PERMANENT investment, meaning you own title and can sell, trade, rent, use and even hand it down to your children. It's yours forever unless you decide to sell it and can only appreciate in value over time.

BONUS IDEA: If you can get a few close friends and family together you could collectively own the entire investment, which is in most cases a brand new property and much lower than a comparable condo because of the unique nature of the way Lyall structures the sales of his fractionals.

Joe,

Man, that's tempting!

Fractional ownership of corporate aircraft has been a common occurance for years, and has worked extremely well for those who choose it. I see no reason why it couldn't / shouldn't work well with a slice of paradise.

The key is getting a reputable, knowledgable agent to handle the details and arrangements; thus Joe's recommendation. Taking a chance on an un-proven agent to facilitate the deal could be trouble.

Although I believe that your Comcast email spam filter is probably blocking Lyall's reply. I recall having to manually activate your account because you did not receive our registration email.

If you have account filtering set to flag all commercial sites as spam, you will not receive email from anyone through a dedicated website, like caymanactivityguide.com or century21.com. You may want to check your spam filter settings and junk mail folders while I follow up with Lyall on my end.

We do not have a spam filter set on our account. We receive all types of offers from companies that are commercial. We have been communication with a commercial account on the island of St. Maarten and have no problems.

We have received responses from other real estate people last year in the Caymans.
