What can one expect to pay for a property near the beach ? How difficult is it to purchase being a US citizen? Confused

Depending on where on the island you want to buy, you can find a small place starting around $350,000 CI and it goes up to the 10's of millions from there. The sister islands are cheaper, but harder to get to and more secluded (can be great or bad depending on your POV). Check out **************



There is no restriction on foreign ownership, but there are government taxes on real estate transactions.

Spot on with this write-up, thanks for that info.I know I’m a bit late in posting my comment however the article ended up being to the idea and merely the details I was looking for. I can’t say which i agree with everything you could mentioned nevertheless it was emphatically fascinating!

I called the realty place in the Activity Guide and it sounded like there are some great deals on houses and condos there now. I ran out of vacation before getting to meet with them but am planning on returning soon and have a realty tour on top of my things to do. There are NO TAXES there, NONE. No property tax, no gains taxes, no estate taxes, absolutely nothing but a "STAMP DUTY" that is a one time thing, about 10% if I remember correctly. I've been looking for a place to buy a vacation property and the Caymans look like one of the best places.

So true, we always run out of vacation before we run out of things to do on vacation.

Years ago my Dad was thinking about buying a sea lodge on the Cayman Kai development. I remember he spoke about the one-time purchase tax being the only tax. I sure wish he had bought it!
