The Island Resort & Residences

This is possibly the best investment opportunity you will ever find in the Cayman Islands.

The Island is a spectacular lavish resort/condo development that will be completed early next year. Pre-construction prices are well below the market rate for a property like this and the appreciation value the first year alone could easily exceed $100,000. And remember, here in the Cayman Islands that appreciation is tax free!

Everything in this property is ultra deluxe and state of the art. The amenities and quality of construction are too great to mention but it is safe to say they parallel the Ritz, at a small fraction of the cost.

With units starting at around $650,000 this presents a multifaceted opportunity to quickly regain your investment and start showing a profit. Besides the immediate equity, you could use this as your vacation property for a few weeks when you visit and rent it out for the rest of the year. Nightly rates here for a 1 bedroom will easily go for $300+ per night so it’s easy to see how quickly your rental income will quickly return your investment.

If a few of our members would like to pool together to jointly purchase a unit, feel free to make your initial contact here. If three members went in on a 1 bedroom that would cost about $225K each, which would be returned in a few years from what you would save on accommodations, rental income and equity.

Many of the units have sold already and opportunities like this do not come along very often. I urge anyone interested to contact my friend Bill Baldwin ASAP for complete details. You will find Bill’s contact information in his topic .

This can be either negative or positive. You feel a lot better when it's positive, but negative cash flow isn't necessarily bad if it's a planned part of your investment program. But be careful of the temptation to use up your whole cash flow on rapid debt reduction.Though there are downturns in real estate prices and homes sold in some years and areas, generally those renting property in which to live will continue to rent and without a corresponding decrease in rent amounts.
